Description of the Land: An estate in fee simple in 99 square metres, more or less, being part of Lot 3 on a plan lodged for deposit in the Marlborough Land District under number 315082, being Part Section 38 Wairau West District, which is part of the land remaining in Deeds Index, Volume A, Folio 741, such land being part of the land granted to Benjamin Dixon, under Crown Grant 2G No. 4772 on 2 June 1854, who is recorded as being the documentary owner thereof.
