Description: An estate in fee simple in 3.8700 hectares, more or less, being Lot 1 on a plan lodged for deposit in the
North Auckland Land District under 197910, being part Te Karaka 334N Block, which is the residue of the land remaining in Deeds Index Volume 3B Folio 944, such land being part of the land granted to Komene Matiu and three others
under Crown Grant 4302 on 22 October 1867, and subsequently transferred by conveyance 181798 dated 6 December 1906 to O. Nicholson, who is recorded as being the documentary owner thereof.
